Property evaluation and pricing

• Initial inspection: We inspect your property before we sign an agreement.

Marketing and leasing

• Advertising your rental: We market your property across high‑visibility channels to minimize vacancy.

• Tenant screening: We run background and credit checks, verify income, and review rental history.

• Applications and leases: We process applications, prepare and execute leases, and ensure all documents comply with South Carolina law.

Move‑ins, move‑outs, and deposits

• Move‑in coordination: We manage move‑in dates, key handoff, video walkthrough and initial condition reports.

• Security deposits:

  • Minimum deposit is typically one month’s rent (with approved credit).

  • Funds are held in a trust account and used, if necessary, to cover damages beyond normal wear and tear.

• Pet fees (if you choose to allow pets):

  • Pet fees are nonrefundable and $350 per approved pet.

• Move‑out inspections: We document condition, coordinate any repairs, and handle deposit accounting.

Ongoing management

• Rent collection: We diligently collect rent and follow up on late payments.

• Repairs and safety: We coordinate necessary repairs and address safety issues promptly.

• Routine inspections: Periodic inspections help ensure your property continues to meet our standards and protect your investment.

• Evictions (if needed): When required, we coordinate the eviction process in accordance with state and local laws.

Accounting and reporting

• Monthly statements: Clear, detailed monthly statements of income and expenses.

• Year‑end reporting and 1099-MISC: Year‑end summaries that make tax time easier for you and your accountant.
