Fee Structure (Student and Long Term Rentals)
Upfront/Signing Fees:
Rent Ready Fee: This is our only variable Fee determined based on the initial condition of the property and what it will cost to get it ready to rent (home cleaning, yard maintenance, trash removal, etc).
Fixed Fees:
Management Fee: 5% of Gross "Collected" Monthly Rent.
We only get paid if you get paid.
Leasing Fee: 50% of First Month's Rent for New Tenants
This is to help recover the cost of marketing, showing and finding quality tenants.
Routine Maintenance and Repair Coordination Fee: None
We do not charge a fee for coordinating maintenance/repair requests.
Lease Renewal Fee: None
Other Fees: All late rent charges, returned check fees, and application fees paid by tenants under any lease shall be kept by the Manager to offset expenses incurred in enforcing the respective provisions.
